How much notice is required in Minnesota?
For a month-to-month tenancy, either party may terminate a tenancy at will with written notice at least as long as the interval between rent due dates or 3 months, whichever is less — one full rental period (about one month) for monthly rent (Minn. Stat. § 504B.135). (Minn. Stat. § 504B.135, Minn. Stat. § 504B.321 subd. 1a, Minn. Stat. § 504B.291)
If your lease requires more notice than the statute, the lease controls. Count days from the date notice is properly served, not the date you write it. Statutes change — verify the current text before serving, and treat this as a starting point, not a substitute for the statute.
Nonpayment of rent notice in Minnesota
since January 1, 2024, landlords must give a 14-day written pre-eviction notice before filing a nonpayment eviction (Minn. Stat. § 504B.321 subd. 1a), itemizing amounts due and including legal-aid and 211 assistance information; filing without it means dismissal. Tenants retain the right to redeem by paying in full under § 504B.291.
Nonpayment notices are the strictest documents in landlord-tenant law: the wording, the cure period, and the service method often come straight from the statute, and a defective notice restarts the whole clock. Where your state publishes required form language, use it verbatim.
Serving notice by mail in Minnesota
the 14-day pre-eviction notice may be delivered personally or by first-class mail to the tenant at the leased premises (§ 504B.321 subd. 1a), with no extra days added for mailing. The service method for month-to-month termination notices is not specified in § 504B.135.

Local rules and exceptions
