## What this reminder should include
State the tenant names, property address, rent amount your records show as unpaid, original due date, any lawful lease-authorized late fee, total balance, a requested payment date, accepted payment methods, and contact information. Keep the language factual and make it easy for the tenant to report a payment or error.

## Reminder versus statutory notice
This reminder is intended to resolve an account issue before a formal legal process. A statutory rent demand or pay-or-quit notice is a different document. Its allowed charges, wording, cure period, recipients, and method of service may be set by state or local law.

Sending this reminder does not satisfy or replace that later step. Accepting a partial payment can also affect available remedies in some circumstances, so review current local requirements before moving from a reminder to formal action.

## Keep an accurate record
