# Landlord-notice availability by jurisdiction

PostalForm does not currently generate formal eviction, termination, nonrenewal, pay-or-quit, cure-or-quit, or rent-increase notices for any state or the District of Columbia. Those documents can depend on the ground, tenancy, property, protected status, required language, deadline, local rules, and service method. A generic state letter cannot safely resolve those facts.

## How it works
1. **Check the property jurisdiction** - The checker shows whether PostalForm has released a dedicated formal-notice workflow. No formal state or DC workflow is currently released.
2. **Finish the controlling document elsewhere** - Use current official court, legislature, housing-agency, and local sources, the lease, and qualified local review when appropriate.
3. **Upload the exact final PDF** - Verify every name, address, date, attachment, signature, and recipient before checkout.
4. **Choose only an authorized mailing option** - PostalForm records carrier events; it does not determine that mail completes legal service.


## Quick answer
Use PostalForm only after you already know which document must be sent and how it must be delivered. Uploading and mailing a PDF does not make the document legally sufficient, establish that a deadline was calculated correctly, or replace personal delivery, posting, a process server, filing, or another required act.

## Formal workflows currently held
PostalForm has not released a formal landlord notice in any listed jurisdiction. Releasing one requires a separate primary-source review and product implementation covering eligibility, protected and subsidized tenancies, required grounds and language, local overlays, dates, recipients, signatures, attachments, and every service step. The workflow must hard-stop unsupported or late cases and must not imply that a carrier record proves legal service.

The existing generic `notice-to-vacate` generator remains disabled. State programmatic pages are availability notices, not current-law summaries or document generators.

## Before uploading a formal notice
- Confirm the property’s city, county, state, and any housing-program jurisdiction.
- Identify the exact legal purpose and ground for the notice.
- Confirm the tenancy type, lease terms, occupancy duration, and protected or subsidized status.
- Use the current prescribed form or required language when one exists.
- Calculate the notice, cure, termination, and filing dates under the controlling rule.
- Verify every recipient and address designated for legal notices.
- Determine whether mail is authorized, whether it adds time, and whether another delivery step is also required.
- Keep required originals, affidavits, declarations, posting photographs, or service records outside PostalForm when the process requires them.
- Have a qualified local professional review contested, eviction-related, subsidized, rent-controlled, just-cause, or otherwise high-risk matters.

## Mailing records and legal service are different
USPS tracking can document acceptance, transit, delivery attempts, delivery, or return events when those events are available. It does not prove the underlying facts, cure defective language, make a date timely, establish that the recipient legally received notice, or determine whether a statute permits mail as the complete service method.

Certified Mail is not automatically the correct method. Some processes require personal delivery, substituted delivery, posting, ordinary mail, multiple methods, a process server, or a filed proof. Confirm the controlling instructions before choosing a PostalForm option.

## Mailing multiple tenants
Bulk mail can print and address a completed document separately for multiple recipients. Use it only after confirming that the same document, facts, dates, and delivery method are valid for each tenancy. A bulk campaign does not turn one legal analysis into a valid notice for every tenant.


## FAQs
- **Does PostalForm generate eviction or termination notices?** No. No formal state or DC landlord-notice generator is currently released.
- **Does the state picker tell me the required number of days?** No. It reports product availability and official-source starting points only. It does not calculate or quote a legal deadline.
- **Can I upload a notice prepared by my attorney or property-management system?** Yes. Upload the exact final PDF after confirming the recipients and delivery plan. PostalForm prints and mails what you provide.
- **Is Certified Mail always valid service?** No. The authorized method depends on the controlling jurisdiction, document, and facts. A return receipt can document a carrier event but does not decide legal sufficiency.
- **What landlord letters can PostalForm generate?** PostalForm currently offers a nonstatutory late-rent reminder and a nonstatutory lease-issue written warning. Both explicitly state that they are ordinary correspondence, not formal notices.
- **What about security-deposit notices or refund checks?** The generated security-deposit demand and New Jersey deposit-return workflows remain held. Upload a completed, independently reviewed document only after confirming the applicable requirements and any physical-payment obligations.
